More often than not commercial and tenant improvement* projects are quite different from house or home remodels. Usually the commercial project manager will already have an architect selected, the plans will be drawn up, colors have already been selected, the color and brand of carpet decided and all of the fixtures have already been selected. All of that information and more is handed over to Jack, the General Contractor, to build. He will discuss any questions he may have, get more details, timing information, etc., with the corporate team and proceed with the project using his sub-contractors.

The customized alterations a building owner makes to a commercial space in order to configure the space for the needs of the tenant are part of their lease agreement. Changes can include moving walls, changing floors, ceilings, and lighting, among others. Make sure you understand who is responsible for what improvements. It is important to not have any misunderstandings during the construction process.
